Seahorse Cottage Merchant's Court, Cromer - Holiday Letting Agreement

This agreement is made on the ……………………………………….. 2012 between the owners D & A Cornell of 2 Whitney Drive Stevenage SG1 4BG and the Guest(s) as detailed on the booking form/confirmation e-mail.

It is agreed the Owners will let and that the Guest(s) will take the furnished property at Seahorse Cottage, 32 Merchant's Court, Cromer, Norfolk NR27 9GW (the House) for the time period set out in the Booking Form.

The Guest agrees with the Owner as follows:

  • To pay the letting fee. A £100.00 deposit on booking each week and the balance payable 4 weeks prior to the start date.
  • To take good care of the property, garden and the furniture and equipment and to leave everything clean and tidy at the end of the let (this includes cooker, hob, fridge freezer, bathroom etc).
  • To notify the Owners of any breakage loss or damage immediately in the case of emergencies or as soon as reasonably practicable but in any event before departure.
  • To pay for all repair costs, replacement and/or reinstatement and any consequential loss arising (reasonable wear and tear accepted).
  • To keep ground floor doors and windows locked when the House is unattended during the let.
  • To observe “No smoking policy” in the House.
  • Dispose of all rubbish in accordance with North Norfolk recycling policy – wheelie bins are emptied alternate Mondays (Rubbish one week - Recycled waste the following week).
  • No more than 4 persons may occupy the House, which is only to be used as a Holiday let.
  • Subletting is not permitted.
  • Pets are allowed with prior agreement.
  • The House is not to be used for any illegal or immoral purposes
  • Not to do or permit to be done anything which may be of nuisance or annoyance or cause damage to any neighbours or neighbouring property
  • Letting period unless otherwise agreed in writing is from 14.30 on the day of arriving till 10.30 on the day of departing.
  • To vacate the premises at the agreed time and date.
  • Arrangements for key collection and returning of the keys will be made shortly before your let commences.
  • To permit the Owners access to carry out repairs and/or maintenance.
  • Accept and abide by the General Booking Terms and Conditions.

Provisions & Declarations

This Agreement is made on the basis that the House is to be occupied by the Guest as a Holiday as mentioned in the Housing Act 1988 Schedule 1 paragraph 9 and the Guest acknowledges that this Agreement is not an assured tenancy and that no periodic tenancy will arise on the determination of the letting period.

As a holiday letting, this Agreement is an excluded Agreement for the purposes of the Protection from Eviction Act 1977.
The terms and conditions of the Agreement become valid upon written confirmation by the owners of the holiday letting period for the agreed letting period
